£1.135M Commercial Finance to Secure Three Industrial Units

A broker reached out to help fund a commercial finance case for their client, who was looking to secure funding for the purchase of three industrial units in Gateshead. Having successfully worked with the client previously, they were looking to expand their property portfolio by adding commercial investment property into their existing holdings.

The properties comprised three semi-detached industrial units, each occupied by separate trading business. All three tenants were unrelated third parties, creating a more complex commercial investment proposition that required careful consideration by the lender. As part of the process, a valuation was carried out by one of our recommended valuers. The valuation returned as expected, giving the client confidence that the required level of borrowing could be supported and allowing the transaction to progress as planned. With a loan requirement of £1,135,000 the client needed a lender able to offer competitive terms while taking a practical approach to the multi-unit investment.

We worked closely with our lender panel to identify a suitable funding solution, securing an offer on the most favourable terms within just three weeks of receiving the initial enquiry. The transaction completed four months later, which represents a relatively quick turnaround for a complex commercial finance case of this nature. The £1,135,000 facility was completed at 75% loan-to-value, allowing the client to successfully acquire all three industrial units and continue expanding their property portfolio.
