Bridging Finance for Modernising a 1930's Home
The Client
A client got in touch seeking assistance for a development project. The client needed a bridging loan to complete the purchase of the property at auction. A development loan was also required in order to complete the planned renovation works.
The Situation
The property was a 1930’s 4 bed family home, and despite its current state, had great potential. The client’s plan was to complete a full renovation to modernise the home. An extension, still awaiting council planning permission was included in the plan.
The Outcome
We secured a bridging loan offering the full loan amount, with the most favourable terms. This allowed the client to complete the purchase of the property. In the background, we were also working on a development finance deal which we successfully secured, despite the project still awaiting planning permission from the council. With this additional loan, the client was able to re-pay the bridge and complete the planned renovation works. The bridging loan took just 6 weeks from initial application to funding. It took a further 16 weeks to secure the development loan.
